Agreement for rented flat

I have rented my flat to a Bank Employee. The Bank Employee has signed me on a Lease Agreement for the period of three years which is not registered. He told me that this is a formal requirement for his service. I unwillingly signed on that Lease Agreement for his request. My wife is also co-owner of the flat and she has not signed on it. The Terms & Conditions were stated therein in favour of the Bank Employee. Now I want to go for Leave & Licence Agreement for 11 months.   

Under such circumstances, I would like to obtain answers of the following queries:

  1. Is that Lease Agreement for the period of three years done by mistake legally valid ?
  2. Now am I privileged to go for Leave & Licence Agreement for 11 months ?
  3. Is the signature of co-owner is required in all kinds of Agreement ?
  4. Will there be any legal problem, If now Leave & Licence Agreement for 11 months is done after the execution of the said unregistered Lease Agreement for the period of three years ?
